Repair Notes:
Right-side left side, front, and back of House:
Looks in good shape. I would paint the roof fascia and foundation a grey color. So that the house pops. We painted the front door white and the side door needs prep and paint. We would put in new door locks. We painted the front and side steps including the railing grey.
Living Room & Separate Dining Room:
Prep and paint the ceilings, 2 new light fixtures, and maybe put new flooring.
Bedroom #1 and #2:
Prep and paint the ceilings, 2 new light fixtures, new curtains, and maybe new flooring.
Kitchen:
The kitchen needs a new sink with a cabinet base and new countertops, check and connect plumbing, fix rails on two drawers, cabinets could use fresh paint, prep, and paint ceiling, new light fixture, and maybe put new vinyl flooring. Has washer and dryer hookups.
Bathroom:
The bathroom needs a new toilet, new vanity sinks with the countertop, a new medicine cabinet with mirror and a shower stall, connect plumbing, prep and paint ceiling, the new light fixture and maybe put new tile or vinyl flooring.
Hot Water Heater & Furnace:
Check on the condition of the hot water heater and furnace. If needed we have a company that can put in both a new furnace and hot water heater with labor included for $2,200 dollars. Super cheap!!! If needed.
Electrical and plumbing:
After checking the electrical it looks like it will need some work. But not much. Also, the house needs plumbing in the kitchen and the bathroom.
Roof:
We didn’t see any roofing or water damage.
This house can be move-in ready with about $8,000 dollars in labor and materials.
We have never lived at this property. We have tried to put down everything we know about the property. It is part of the 22-house package we purchased in the last 90 days.
