Repair Notes:
Right-side, left side, front and back of House:
Looks in good shape. I would put a new coat of paint over the house. But it
could wait for some time. We painted all the foundation, the front and back
steps, front and back doors and the window frames white.
Living Room:
Prep and paint the ceilings and walls, 1 new light fixtures and polish the
hardwood floor.
Bedroom #1 and #2:
Prep and paint the ceilings, 2 new light fixtures, and new curtains, polish the
hardwood floors.
Kitchen Dining Room Combo:
All the kitchen cabinets need to be polish or new paint, also new handles and
one cabinet door needs to be replace. Check the plumbing, prep and paint
ceiling, one new light fixture and maybe put new vinyl flooring.
Bathroom:
Replace one door on the vanity. Clean the bathtub, check plumbing, prep and
paint ceiling, replace light bulbs on the light fixture and maybe put new tile
or vinyl flooring.
Laundry Room:
Check on the condition of the hot water heater and furnace. Prep and paint
walls and ceiling, and maybe put new flooring. Has washer and dryer
hookups and a huge concrete sink.
Electrical and plumbing:
After checking the electrical it looks like it will need some work. But not
much. Check the plumbing in the kitchen and the bathroom.
Driveway:
Looks in good shape.
Garage:
You will have to replace the side door and the shingles on the garage roof.
Not sure what else since the last owner put everything inside and around the
house into the garage. Trash and personal belongings.
Roof:
The roof on the house looks good and we didn’t see any roofing or water
damage.
This house can be move in ready with about $7,500 dollars in labor and
materials. Not sure how much the garage will need, maybe an additional
$1,500 to $2,000.
We have never lived at this property.
We have tried to put down everything
we know about the property.
It is part of 22 house package we purchased in
the last 90 days.
